One in five apartments for sale in the country has this comfort
MADRID, 10 Ago. (EUROPA PRESS) –
Buying a flat with a pool in Spain means an extra cost, on average, 56% more expensive than buying it without it, according to a study published by Idealista.
However, the real estate portal points out that only 21% of the homes for sale that are advertised in Spain on the real estate platform have this facility.
Teruel and Lleida are the capitals in which the difference between the apartments that are sold with a swimming pool is not greater, since their price is 74% and 73% higher.
These two cities are followed by the price differences of Barcelona, with a 67% premium, Santander (66%) and Jaén (61%). Castellón de la Plana (59%), Cáceres (54%) and Almería (51%) are also included in the group of municipalities with a price premium of more than 50%.
On the contrary, in Madrid, the homes that are on the market with a pool are, on average, 5% more expensive than those that do not. In San Sebastián the difference is 6%, while in Seville it reaches 13% and in Las Palmas de Gran Canaria up to 17%.
The great differences between the cities of Madrid and Barcelona have an explanation, indicates Idealista, which is related to the urbanism of the last lustras in both cities.
Specifically, it is due to the capacity that the capital has had in recent years to create new urban developments with common areas in the face of the geographical limitation that Barcelona registers to create new projects and its proximity to the beach.
Idealista points out that in all of Spain, 21% of the apartments for sale on its portal have a swimming pool. The capital in which the most properties have this comfort is Alicante, since 26% of all those that are advertised have it.
This is followed by the cities of Almería (21%), Ciudad Real (18%), Málaga (18%), Melilla (17%), Valladolid (17%), Logroño (16%) and Madrid (16%). In Barcelona only 6% of flats have a swimming pool.
In municipalities with a housing stock with a pool of less than 5% of the total, it has not been possible to make a price comparison, advises Idealista.
Among the cities that are in this group is Bilbao leading the list of provincial capitals with the lowest percentage of apartments for sale with swimming pools, with only 0.3%, and Vitoria with 0.5%.
These are followed by Cádiz, León, Palencia, Ourense and Lugo, all with 1% of the offer; Pontevedra, Oviedo, A Coruña, with 2% all three) and Pamplona, Ceuta, Zamora and Santa Cruz de Tenerife, with 3%.
