The price of free housing rose 3.5% in the first quarter of the year compared to the same period in 2022, thus registering its smallest rise since the second quarter of 2021, when the price increased by 3.3%, according to the Index of Housing Prices (IPV) of the National Institute of Statistics (INE) published this Wednesday.
This rebound, with which 36 quarters of increases have already accumulated, is two points lower than that registered in the last quarter of 2022.
According to Statistics, the price of new housing rose 6% year-on-year between January and March, two tenths less than in the last quarter of 2022 and its smallest rise since the third quarter of 2021.
For its part, the price of used housing increased by 3% in the first quarter compared to the same period in 2022, a rate more than two points lower than that of the fourth quarter of 2022 and the lowest since the second quarter of 2021.
NAVARRE LEADS THE ANNUAL INCREASE IN PRICES
In the first quarter, all the autonomous communities presented positive annual rates.
Navarra, with a rate of 5.8%, is the autonomous community where the price of free housing has increased the most between the first quarter of 2022 and the same period this year.
It is followed by Cantabria, with an increase of 5.6%, and the Canary Islands, with an interannual increase in prices of 5.5%. The autonomous cities of Melilla (6.2%) and Ceuta (5.5%) also sneak into the top positions.
For their part, the most moderate year-on-year increases were registered by Extremadura and Castilla-La Mancha, where prices rose by 1.1% and 1.6%, respectively, compared to the first quarter of 2022.
PRICES RISE 0.6% BETWEEN JANUARY AND MARCH
On a quarterly basis (first quarter of 2023 compared to fourth quarter of 2022), house prices rose by 0.6% between January and March after having recorded a quarterly decline of 0.8% in the last quarter of last year.
By type of home, new home prices increased 3% between January and March, their biggest quarterly rise since the first quarter of 2022, while existing home prices increased 0.2%, in This is in contrast to the 1.4% decline experienced in the previous quarter.
House prices rose between January and March in 14 autonomous communities in relation to the previous quarter and fell in Extremadura (-1.2%), Castilla-La Mancha (-0.8%) and Murcia (-0.1% ).
The greatest rises, on the other hand, occurred in Navarra (2.5%), the Canary Islands and the autonomous city of Melilla (1.9%) and Aragón (1.4%), while the most moderate increases occurred in Andalusia (0.2%) and Castilla y León and La Rioja, both with increases of 0.3%.
