According to Constructores.com in Spain of the more than 25.2 million homes, 52% are 40 years old or older
49% of Spanish homes have been built between 1979 and 2005, but Spain starts with a significant disadvantage and that is that, according to statistical data, the average age is 45 years. There are a large number of buildings built between 1950 and 1970, and most of them do not have efficient energy measures and to this is added that, during the time of the real estate bubble, many promotions did not have the best materials to tackle that problem. 120,000 renovations is the goal that Spain must reach in terms of the annual rate of renovations. This is the rate that must be achieved to meet its commitment to zero emissions by the year 2050. Of the more than 25.2 million Spanish houses, 52% are 40 years of age or older. Of this total, almost 13 million could take advantage of some of the specific plans from the Next Generation EU funds to improve the housing stock and which has a planned investment of 4,420 million euros. According to Armand Lusquiños, CEO of Builders. com, a leading platform that brings together construction and reform companies from all over Spain “the need to reform housing is increasingly urgent. If the administration does not support this measure, Spain could become a cemetery of irrecoverable houses where it would cost less to demolish and building anew rather than reforming what currently exists”. In front of the big capitals with the oldest park is Barcelona, a city in which the average age of the houses exceeds 70 years, with averages reaching 69 years for the sale and the years go up to 72 in the case of renting. Renovating an old home is increasingly in demand by thousands of Spanish homes, but… How much or does it cost to reform? To get an approximate idea of a complete comprehensive reform, the price per square meter ranges between €450 and €650/m2. The price of an economic integral reform, is usually around €450/m2, taking into account a medium-low quality and without installing extras such as ducted air conditioning, among others. In the case of wanting a complete integral reform budget with all possible extras such as heating, home automation, ducted air conditioning, false ceilings, ceramic coatings and medium-high quality materials, the price per square meter of comprehensive reform would be around €700/m2. On the other hand, the average cost in Spain of new housing construction, stands at 1,100 euros/m2, without including the cost of the land, construction project and permits.
